We advise all our clients that before making a purchase it is worthwhile to ensure finance arrangements are in place such as mortgage agreed in principle and proof of deposit. We have a recommended panel of mortgage advisors who have access to many mortgage rates, offers and deals across the market who can ensure that you get the best mortgage available at the time of your purchase.

 

Selling to Buy or in a chain?

Active buyers looking to purchase their next home may need to sell their current property or the property they are buying is attached to a sale. We strongly recommend our customers to market their property and give us as much of information as this will strengthen the chances making the next purchase more likely.

Everyday there are new properties that come to the market and with our friendly team we can assist our buyers by helping them find the right property once we establish their requirements. With our online virtual viewings, emails and alerts our buyers will receive properties before they get advertised on Rightmove, Zoopla & On the Market. Viewing a house

By arranging a viewing with Kings Estates, our staff members will welcome our buyers to the property. Together we will guide our buyer through the property ensuring any questions or queries have been answered.

 

Legal Representation

Buying a house involves instructing a solicitor. To ensure the purchase is smooth and stress free, we strongly advise our clients to use our efficient and excellent recommended panel of solicitors. This ensures that all transactions take place within a reasonable time frame covering all aspects required for the purchase.

 

Would you like to make an offer?

If the property you have viewed with us has been a success, then we strongly advise you to submit your offer in writing to one of our agents. We would ask you to demonstrate that you have finances arranged in order to proceed along with confirmation of your instructed solicitor and documentation to complete our anti-money laundering process.

 

Offer accepted

We always act in the best interest of our client ensuring the best price has been negotiated for our buyer and seller. When the offer has been accepted, we will contact both solicitors and arrange a memorandum of sale, confirming all prices and conditions.

 

Sales Progression

The conveyancing process involves us to regularly communicating with all parties to keep a close eye on your transaction. This may include chasing any enquires raised or missing paperwork etc., anything to help ensure the process goes as quickly and smoothly as possible.

 

One step closer

When all the information has been completed you will be invited by your solicitor to sign contracts. Normally this would be when you would discuss completion dates and transfer the deposit ready for exchange of contracts.

 

Your Keys

Once exchanged a date will then be set to complete the sale. Completion is usually set within a week of exchange but this can happen simultaneously.
